Scandinavian Design Meets Luxury In The Lake District
When a longstanding client approached us with a new vision it was a natural evolution of our fifteen-year relationship. Following the successfully delivery of their contemporary Family Lakeside home. We were asked to transform a series of traditional Lakeland barns into Lake District luxury accommodation.
The Heaning Estate outbuildings are nestled into the fell landscape with sweeping valley views. They already offered the perfect location for visitors seeking peace, beauty, and an escape to the South Lakes. Our challenge was to combine their rustic charm with modern comforts while staying true to the heritage of these unique buildings.

A Scandinavian-Lakeland blend
Sarah Jane Nielsen’s Danish roots naturally influenced the project, blending Scandinavian contemporary design with traditional Lakeland materials and craftsmanship. It was essential that the cottages felt both organic and refined – spaces that offered a sense of home, while delivering comfort and style for discerning guests.


The design centred around simplicity and natural textures. Exposed roof timbers and original stonework were preserved and enhanced by soft, neutral tones and understated finishes. We introduced engineered oak flooring for warmth underfoot, while thoughtfully placed contemporary glazing brought in natural light without compromising the barns’ original features.

Compact living, elevated design
With the unique layouts of the barns, every space required a careful balance of function and beauty. In the main living areas, we maximised open-plan layouts, ensuring the flow of each room felt effortless. Kitchenettes were compact yet fully equipped, featuring breakfast bars and smart storage to maintain a sleek aesthetic.

The lounge areas invite relaxation centred around tactile contemporary seating. A feature log-burning stove – a perfect nod to the cottages’ rural setting. Bedrooms, cleverly tucked into the eaves, offered intimate, restful spaces. Signature sliding barn doors and discreet under-eaves storage preserved the cottages’ character while adding practicality.

Every design decision focused on enhancing the experience for guests. Compact spaces became havens of calm, where thoughtful layering of textures, fabrics, and finishes softened acoustics and created warmth.



Attention to detail
For Sarah, design success lies in the details. Architectural lighting was used to highlight the cottages’ unique character, with recessed and directional lighting adding depth and drama to the spaces. Window dressings introduced textural softness, while practical sun blinds and blackout options ensured both comfort and usability.
Throughout the project, natural elements flowed seamlessly between indoors and outdoors. Flagstone floors at the entrances connected the interior with the surrounding landscape, while stonework details grounded the cottages in their Lakeland setting.

A unique sense of place
The finished cottages are a true reflection of their setting and our client’s vision—where Commercial Interior Designers worked in harmony with local trades and artisans to deliver a space that feels both luxurious and authentic. The blend of Scandinavian contemporary design with traditional Lakeland heritage creates a unique sense of place, where simplicity, texture, and natural materials come together beautifully.
The Heaning Cottages stand as a perfect example of how thoughtful design can transform traditional spaces into modern retreats.
